$219,990 Condos and $538,500 Houses: Spring Valley Budgets Compared
October 26, 2026 · 5 min read · Teresa A. Soldo

A condo median of $219,990 and a house median of $538,500 sit in the same Spring Valley market. Here is what three budgets buy, using current asking prices.
The median asking price for a condo in Spring Valley is $219,990. The median asking price for a single-family house is $538,500. That gap of more than $318,000 is the first thing to understand about this part of Las Vegas, because the single number most people quote, a median of $414,900 across all 1,072 homes for sale, describes neither group well.
Everything below uses asking prices of homes currently listed. These are not sale prices and not valuations, and a listing's final price can differ from what the seller first asked. With that said, here is what three budgets look like in the current inventory.
Around $220,000: the condo range
Of the homes for sale in Spring Valley, 335 are condos, and their median asking price is $219,990. That makes condos the largest group of lower-priced listings. Manufactured homes are another option at this level: 13 are listed, with a median asking price of $229,000.
Condo inventory is concentrated in a handful of named communities. Spanish Palms Condo has 23 homes for sale, Club Marbella Condo has 12, and Borgata Condo has 10. If your budget is in this range, looking at those three side by side gives you a useful spread of listings to compare, because each has enough homes for sale that you are not judging a whole complex by one unit.
On the manufactured side, Royal Ridge Mobile Home Park Aka Decatur Gardens has 12 homes for sale. Manufactured homes have their own purchase considerations, including how the land is held, so ask about that early and read the community documents before you get attached to a particular listing.
A budget this size also means paying attention to ongoing costs beyond the price. Condos and many other attached homes come with association dues, and we do not have dues figures for these listings, so confirm them for each home you consider. A lower asking price does not always mean a lower monthly cost.
Around $365,000 to $480,000: townhomes and smaller houses
The middle of the market is where Spring Valley gets interesting. Townhomes are the first anchor: 157 are for sale, with a median asking price of $365,000. That is about $150,000 above the condo median and about $173,500 below the house median.
Moving into the high $300,000s and $400,000s also brings in houses with more space than the median. For reference, the median home for sale here has 1,609 square feet and 3 bedrooms, and the median asking price per square foot is $244. These are the listings in our current set that fall in this band:
- 4545 Desert Inn Road, $380,000, 3 bed, 2 bath, 1,080 sq ft
- 6043 Dewey Drive, $390,000, 3 bed, 3 bath, 1,384 sq ft
- 268 Soggy Ruff Way, $444,000, 3 bed, 3 bath, 1,714 sq ft
- 280 Ladies Tee Court, $480,000, 4 bed, 3 bath, 2,251 sq ft
Comparing these four is a good exercise in what a few thousand dollars does. The $380,000 and $390,000 listings are $10,000 apart. The Dewey Drive home has one more bathroom and 304 more square feet than the Desert Inn Road home. At $444,000, Soggy Ruff Way adds another 330 square feet over Dewey Drive. Then Ladies Tee Court, at $480,000, adds a fourth bedroom and 2,251 square feet, which is more than the 1,609 square foot median.
Working out the price per square foot for any listing you like and setting it against the $244 median is a quick way to see where it sits. It tells you about the asking price, not about whether the home is a good fit, so treat it as one input rather than a verdict.
For neighbourhood-level browsing at this budget, Westwood Point has the most listings of any named area with 38 homes for sale, and Flamingo Palms Villas has 14. The broader Spring Valley community area adds another 27.
Around $540,000 and up: the house market
The median single-family house in Spring Valley is asking $538,500, and 564 houses are for sale. If your budget is in this neighbourhood, you are shopping the largest group of houses in the area, and you have room to choose by size and age.
One listing sits just above the median: 221 Lenape Heights Avenue is asking $539,000 for 5 bedrooms, 3 baths and 2,886 square feet. Against the $538,500 house median, that is a difference of $500 in asking price, and it offers considerably more square footage than the all-homes median of 1,609.
Go higher and the range widens fast. 8867 Las Montanas Avenue is listed at $849,000 with 4 bedrooms, 4 baths and 2,463 square feet. Further out still, 2615 Juniper Branch Street is asking $2,695,000 for 5 bedrooms, 6 baths and 4,383 square feet, and 5180 Spanish Heights Drive is asking $9,913,500 for 4 bedrooms, 7 baths and 8,812 square feet. Asking prices in Spring Valley run from $45,000 all the way to $17,000,000, so the top of the market is very far from the middle.
Age is another lever. The median home for sale here was built in 1995, and 53 homes for sale were built in 2025 or later. If a newer build matters to you, that is a small slice of 1,072 listings, so it helps to filter for it rather than hope to stumble on one.
How the market around your budget is behaving
A few figures help you plan how to shop at any of these price points. A typical Spring Valley listing has been on the market 66 days. Of the 1,072 homes for sale, 472 (44%) are now asking less than their original list price, by a median of 5%. In the last 14 days, 121 homes came on the market, and 158 listings (15%) are already under contract or pending.
Read together, that means there is plenty to choose from, new listings keep arriving, and many sellers have already adjusted their asking price. It also means some homes are moving. A price reduction on a listing is a fact about its asking price history, so it is worth asking your agent to pull the details on any home you are considering.
Choosing where to start
If you are not sure which of these three tiers fits, a practical approach is to pick the property type first, since type explains much of the price spread. Condos, townhomes and houses have three very different medians, and mixing them in one search blurs the picture. Once you pick a type, the community pages and the full list of Spring Valley homes for sale let you narrow by price and size.
If you want to compare Spring Valley with other parts of the valley, you can browse all Las Vegas homes for sale. Either way, set your monthly number first, including dues and taxes, then work backward to an asking price. The figures above show where the market sits. Your budget decides which part of it you shop.
