Southern Highlands Price Ladder: Entry Level to the Top
October 21, 2026 · 3 min read · Teresa A. Soldo

Southern Highlands listings run from $193,000 to $18,999,000. Here is how the price ladder works, from condos and townhouses up to the top of the market.
Right now Southern Highlands has 389 homes for sale, and the asking prices run from $193,000 to $18,999,000. That is a very wide ladder, and knowing where each rung sits makes your search faster. Here is how we read it when we sit down with a buyer.
Where the middle sits
The median asking price across all Southern Highlands homes for sale is $569,999, and the median price per square foot is $257. A typical listing has been on the market 62 days. Those three numbers give you a baseline before you look at any single home.
The spread between the lowest and highest price is large, so the median tells you more than the range does. Half of what is listed sits below that middle figure, and that is where most first-time searches should begin.
The entry level: condos and townhouses
The lowest rungs are attached homes. Of the 389 listings, 24 are townhouses with a median of $420,000, and 3 are condominiums with a median of $195,000. With only three condominiums, choice at that level is thin, so if that price point matters to you, tell us early and we will watch for new listings.
Townhouses are the more available option. At a $420,000 median they sit well below the single family median, which makes them the most practical way into the area for many buyers.
The single family core
Single family homes dominate the market here, with 362 of the 389 listings and a median of $599,450. That median is higher than the overall median of $569,999, which tells you the attached homes pull the overall figure down.
What a budget buys, by price
Here are a few current listings, with only the facts we have on file:
- 10883 Hawthorne Berry Street at $365,000, 4 bed, 4 bath, 1,725 sq ft.
- 10048 Spelter Street at $474,900, 3 bed, 3 bath, 1,721 sq ft.
- 10112 Herons Rise Street at $490,000, 4 bed, 3 bath, 2,290 sq ft.
- 6588 Rustic Saddle Court at $498,000, 5 bed, 4 bath, 2,466 sq ft.
Compare the last two. For $8,000 more, the Rustic Saddle Court listing shows an extra bedroom and 176 more square feet than Herons Rise Street. Comparing size against price like this is the quickest way to find value on a given street.
Moving up the ladder
Above the median, space grows quickly. 9715 Fox Estate Street is listed at $699,000 with 5 bedrooms, 4 bathrooms and 3,971 square feet. Against the $257 median price per square foot, you can check how a listing compares by dividing its price by its size.
At the far end, 4005 Richmar Avenue is listed at $1,995,000 with 6 bedrooms, 6 bathrooms and 4,994 square feet. The top of the range, $18,999,000, is a very long way past that, which shows how far the upper end stretches.
Which communities have the most choice
Inventory is not spread evenly. These are the communities with the most listings right now:
- Highlands Ranch with 42 homes for sale.
- Royal Highlands at Southern Highlands with 19.
- Dean Martin Frias Single Family Residential Phase1 with 12.
- Foothills at Southern Highlands with 11.
- Resort Villas at Southern Highlands with 10.
Close behind are Highlands Ranch Phase 2 and Parcel 315 at Southern Highlands with 8 each, and Southern Highlands Parcel 420 with 7. More listings means more to compare, which helps when you are working to a budget.
How we suggest using this
Start with your monthly payment and work back to a price. Then pick the home type that fits: condominium or townhouse at the lower end, single family from there up. Look at two or three communities with the most listings, and compare price per square foot against the $257 median.
With a typical listing at 62 days on market, you generally have time to compare homes properly, though each home is different and we can check the history on any one you like. If you are still deciding between areas, browse all Las Vegas homes for sale or look through every Las Vegas community to see how Southern Highlands compares.
Two more listings are worth a look if you want a newer search angle: 142 Antimony Avenue at $484,900 and 10349 Roma Moonlight Street at $489,990. Both are close in price, with 3 and 4 bedrooms respectively, so they make a useful side by side comparison.
